At the time when a home owner may be selling their property or a potential buyer is going into a purchase and sale agreement for an existing dwelling with a onsite wastewater disposal system the lender or individuals legal consultant may ask for a evaluation of the existing disposal system. This process involves the observation of the condition of the existing wastewater disposal system including the septic tank, pump stations, siphons, distribution box and wastewater disposal area. The septic tank is observed to see if it has the appropriate baffles and what the levels of scum and sludge are. The pump station or siphon is operated to ensure proper functionality. The distribution box is opened and flow through the box is checked to make sure that even distribution to all the laterals is equal. The disposal field is observed for any signs of failure and generally a small hole is dug into the system (by hand) to see the condition of it. Once this is completed, a letter of findings is written explaining the condition of the system at the time of observation.
