During this visit, you and the designer will discuss possible house site locations in relation to where suitable wastewater disposal areas could be placed, along with any site conditions that could hamper the sanitary design.

Soil Testing
Soil excavations (test pits) conducted by our licensed designer are done to accurately establish soil conditions across the primary and replacement sewage disposal areas. A minimum of two test pits are required in each area. Next, a soil profile is created from the test pit and the soil horizons are measured and differentiated by color, texture, density, structure, seasonal high water table and bedrock found within the test pit.

A septic design incorporates many aspects of your site-specific conditions, including soil conditions, perc tests, seasonal groundwater levels, depth to bedrock and impervious soils. All of these factors must be considered when designing a wastewater disposal system and potable water supplies.
Filtrate Disposal Systems
Filtrate effluent disposal systems treat the effluent in addition to the treatment that normally occurs within your septic tank. The addition of filtrate effluent disposal systems reduces the minimum isolation distances to limiting factors such as seasonal high groundwater levels and depth to bedrock. A filtrate effluent disposal system may prove beneficial to home sites that were once rendered non-usable.
Meeting State and Local Permits
State and local permits are required when a wastewater disposal system or potable water system fails. Permitting is also necessary when a new lot is created or subdivided, or when a change of use for an existing structure is planned, such as increased wastewater design or water supply flows.
Evaluation of Residential Septic Systems
When a homeowner may be selling their property or a potential buyer is purchasing an existing house with an on-site wastewater disposal system, the lender or individual's legal consultant may ask for an evaluation of this existing system.
This process involves checking the condition of the existing wastewater disposal system, including its septic tank, pump stations, siphons, distribution box, and wastewater disposal area. The septic tank is observed to see if it has the appropriate baffles along with its current levels of scum and sludge. The pump station or siphon is operated to ensure it is functioning properly. The distribution box is opened and flow through the box is checked to make sure of equal, even distribution to all laterals. The disposal field is checked for any signs of failure. Generally, a small hole is dug by hand into this system to also check its condition.
Once this evaluation is completed, a letter will be provided explaining the current condition of the septic system.
